Mold after water damage in Bowie, Maryland

Mold needs moisture. Remove the moisture and the growth stops; leave it and no cleaner will keep the mold away.

Give your ZIP code and say what happened. Calling soon after you find the water helps.

What EPA says

EPA's brief guide to mold, moisture and your home says the key to mold control is moisture control, and that if wet or damp materials are dried within 24 to 48 hours after a leak or spill, mold will not grow in most cases. It says to fix plumbing leaks quickly, keep indoor humidity below 60 percent, and ideally between 30 and 50 percent.

It also says cleanup is not finished until the water or moisture problem is fixed, and that you should not paint or caulk over moldy surfaces.

Maryland and mold licenses

A 2008 Maryland law required mold remediation firms to hold a Home Improvement Commission license. The Commission's own licensing FAQ now says no additional license is required and that the subtitle was terminated on July 1, 2019.

That does not remove the general contractor rule. Replacing drywall, flooring or trim after mold work is home improvement, and the contractor doing the rebuild needs a Maryland license. Ask the contractor what it holds, and why.

Insurance and mold

Policies often limit mold coverage, and mold that follows a long-running leak or seepage is less likely to be covered than mold from a sudden covered cause. The wording of your policy decides.
